    outlines the selling and listing prices of homes in your neighborhood, so you can make an informed pricing
    decision.  Pricing too high could mean lingering on the market longer.  And the longer your home sits
    unsold, the more likely potential buyers will think something is wrong with it.  Ultimately, that could end up

  • Photographing Your Home to highlight it's best features is next. We use state of the art digital
    equipment to take pictures, both inside and out and then digitally enhance them for super high quality
    shots.  We use a unique "stitching" technique to create dramatic panoramas for brochures, and to upload
    on the FMLS, Realtor.com and our website. Good pictures entice prospective buyers like nothing else can!

  • Creating a Website Specific to Your Home is a service we offer unlike any other! Using the
    photographs we've produced, we design and launch a custom web page or complete site highlighting your
    home, not just a template site that looks like all the others. Your home stands out in the crowd! We use it in
    search engine campaigns, as a  link from the national search sites and for all on line advertising,

  • Designing and Creating a Custom Color Brochure is the final step for preparing to LIST!  We
    provide two versions - a comprehensive 3 - 7 page overview of your home and neighborhood for prospects
    who have toured your home to take... and a reproducible one page color flyer with minimum 4 pictures for
    you to have, copy and keep stocked in an outside flyer box.

  • List your home on Realtor.com, Zillow, Trulia and many other national websites.      
    Millions of buyers (over 90%) now begin their home search using the Internet. We belong  to almost 100
    real estate search sites and list your property on each and every one that is applicable to your home.

  • Realtor E-mail Announcements. We send an initial email blast to all 10,000+ Atlanta Area Realtors
    announcing your property listing.  The we follow up with targeted emails to just your community.  Everyone

  • Search Engine Marketing. We have achieved a high level of success using PPC marketing   (keyword
    searches) such as Google AdWords for specific properties... Ask us how it works!

  • Realtor FMLS/Supra lockbox provided.  With your permission, Realtors can show your home while
    you are away.

  • Neighborhood/home tracking system.   Receive daily e-mail updates of homes that are newly
    listed, sold, pending sale, expired, or withdrawn in your neighborhood and/or price range and area.  Keep
    informed of what's happening in your neighborhood.

  • Agent/Buyer Feedback system. Our e-mail feedback system allows you to find out what potential
    buyers are saying about your home and how it compares to your competition.   Get email feedback after
    every showing to know how your property is being perceived.

And Once You Have an Offer...

  • Contract negotiations.  Once an offer is received, there are myriad negotiating factors to consider...
    this is where our experience and expertise are critical.  Is the offer solid?  Are the buyers qualified? Is it
    contingent on factors that are unrealistic? We use our knowledge of the current market conditions and the

  • Inspection report review. We examine any faults found in an inspection to help you determine the

  • Review of closing statement. We review the HUD-1 statement provided by the closing attorney if it’s
    available before closing and also attend the closing with you.
